In a significant milestone for one of Hertfordshire's premier garden village developments, Lands Improvement has completed the final land sales at its €332m (£280m) High Leigh Garden Village scheme in Hoddesdon, Broxbourne. The strategic land developer has sold a 2.2-acre mixed-use hub to Majesticare, following the sale of 154 residential plots to Bellway in late 2024.
Premium care home operator Majesticare plans to create an 80-bed care home, 110-place nursery, 3,716 m² convenience store and an EV charging station within the mixed-use hub. This complements Bellway's acquisition of 154 residential units (123 private and 31 affordable homes) and follows the 404 homes delivered through a joint venture with Taylor Wimpey.
The 92.5-acre development, which received outline planning permission from Broxbourne Borough Council in 2015, features 558 residential units with 40% affordable housing allocation. Lands Improvement has invested over €22.5m (£19m) in Section 106 contributions, including land and funding for a two-form entry primary school set to open this year, and €4.7m (£4m) in infrastructure to create serviced land parcels.
Following its research-based, community-led approach to placemaking, the developer has ensured High Leigh Garden Village incorporates high-quality public realm and spaces for community engagement. Lands Improvement retains approximately 100 acres of land south of the Garden Village, which it continues to promote as a sustainable development opportunity in the emerging Local Plan.
