Knight Frank secures new global HQ at One Liverpool Street

Aviva Investors completes letting at One Liverpool Street with Knight Frank

Aviva Investors has announced the completion of a major letting at its flagship One Liverpool Street development in the City of London. The global asset management firm has secured a significant deal with leading real estate advisor, Knight Frank, which will occupy 6,724 m² (72,400 sq ft) under an 18-year lease. This will become the firm’s new London and global headquarters.

This letting follows another high-profile agreement in 2023, when global law firm Dentons took almost 6,320 m² (68,000 sq ft) in the same building. Scheduled for completion in Q1 2026, One Liverpool Street will offer 16,355 m² (176,000 sq ft) of top-tier office and retail space across 11 floors. The building is part of a broader development plan that also includes the nearby 101 Moorgate, which will provide an additional 6,500 m² (70,000 sq ft) of office and retail space.

Both buildings aim to meet the growing demand for sustainable office space, with One Liverpool Street targeting a BREEAM ‘Outstanding’ sustainability rating and an EPC A rating. The development incorporates all-electric energy solutions, expected to reduce carbon emissions by 33% compared to current building regulations, ultimately lowering ongoing energy costs for tenants.

“Attracting a business such as Knight Frank is testament to the quality of our development programme and the buildings we create,” said Ed Atterwill, Head of Central London at Aviva Investors. “We are delighted to welcome them to One Liverpool Street, which is designed to equip world-leading businesses with a truly flagship building in one of London’s best-connected locations.”

William Beardmore-Gray, Senior Partner and Group Chair at Knight Frank, commented, “We are absolutely delighted to have secured a truly best-in-class building located in the heart of London as our new Global HQ. This space, with its exceptional ESG credentials, delivers everything we need and sets us up for the future.”

One Liverpool Street is part of Aviva Investors' ongoing development pipeline in the City, which includes plans for the redevelopment of 130 Fenchurch Street.
