KanAm Grund acquires 50% stake in Copenhagen's landmark Svanemølleholm

KanAm Grund Group has orchestrated Denmark's largest single asset transaction of 2025, securing a 50% ownership stake in the prestigious Svanemølleholm development in Copenhagen. The Frankfurt-based fund manager has formed a strategic 50/50 joint venture with AP Ejendomme, investing in what has become the new headquarters for both Nykredit and AP Pension.

The landmark acquisition targets Copenhagen's most dynamic area with outstanding connectivity, situated within Scandinavia's largest urban development project. The property encompasses three building sections spanning approximately 75,500 m² and features 15-year lease agreements with its anchor tenants, providing long-term stability for investors.

Sustainability credentials feature prominently in the development, with all three buildings achieving DGNB Gold and Diamond certification while complying with EU Taxonomy section 7.7. The property's canteen maintains high ecological standards with Nordic Swan Ecolabel certification, further enhancing its environmental credentials.

"The transaction is further evidence of our pan-European expertise and strategy of investing into prime offices across key European cities and leveraging this advantage for our investors. With this strategic joint venture, we are delighted to join forces with AP Ejendomme in facilitating a long-term cross-border partnership of pension institutions," said Anthony G. Bull-Diamond, Managing Director and Head of Investment and Asset Management Europe at KanAm Grund Group.

"We are also delighted to collaborate closely with KanAm Grund Group to offer a great working environment for employees in Nykredit and AP Pension here on Svanemølleholm. With the sale of half of the shares, we are entering into a long-term partnership," added Peter Olsson, CEO of AP Ejendomme.

For investors, Svanemølleholm represents a rare opportunity to gain exposure to the resilient Nordic office market while benefiting from both currency diversification and Denmark's stable economic outlook. Property experts note that institutional capital continues to seek prime assets with strong ESG credentials in Copenhagen, where vacancy rates remain among Europe's lowest despite economic headwinds.
