IC unveils plans for Ludwigshafen student apartments (DE)

International Campus (IC) has commenced construction of a student residence building of its THE FIZZ brand as part of the new Ludwigs-Quartier in Ludwigshafen. In total, the Ludwigs-Quartier will comprise around 77,400m² of gross floor area. The student residence will be developed by International Campus’ development team and will have 337 flats as well as about 135 car and 380 bicycle parking spaces. In addition, THE FIZZ will offer spacious communal areas such as a gaming area, study rooms, communal kitchens and a roof terrace with a view of the banks of the Rhine. The student residence building on the corner of Halbergstraße and Rheinallee with around 14,000m² of gross floor area will be LEED certified (Gold). Opening is scheduled for summer semester 2025.

"The construction work on the new THE FIZZ student residence in Ludwigshafen has started with the civil engineering as planned. Currently, we expect to open our house in the first quarter of 2025. Each additional flat will add needed supply to the tight local housing market," said Michael Stapf, Chief Investment Officer of International Campus. "The Ludwigs-Quartier also has a model character – it illustrates what holistically conceived urban districts can look like today. In our specific case, the city of Ludwigshafen shows that even larger projects can be planned and started quickly when municipalities, project developers and partners work closely together."

"Urban quarters are now an integral part of sustainable urban development. They combine uses that are in demand, interlink functions, enable short distances, and create quality of life and living. Student flats are a useful complementary element here, from which municipalities benefit to a particularly high degree," adds Michael Stump, Chief Operating Officer of International Campus. "Students strengthen future viability, lower the age average, bring freshness and a zest for action to the region - and are in high demand on the job market after graduation."

The sustainability concept of THE FIZZ student residence includes extensive roof greening to reduce the so-called heat island effect, thermal insulation of the building made of mineral wool, the use of certified building materials, water-saving fittings to reduce water consumption and drought-resistant planting in the outdoor area.

Located in the southern part of Ludwigshafen between the Rhine and the city centre, THE FIZZ is optimally connected to the regional and suburban railway network by the nearby Ludwigshafen-Mitte station. Ludwigshafen city centre can be reached in just a few minutes. The Rhine promenade and the city park are only a few minutes' walk away. The University of Mannheim can be reached quickly by tram, on foot or by bicycle via the nearby Konrad Adenauer Bridge.
