HOCHTIEF Development Austria has sold two of its five office buildings at the MARXIMUM business park in Vienna to the Austrian insurer, ERGO Versicherung Aktiengesellschaft. The company has acquired Units 1 and 3 on a sub-lot with an area of some 6,000m². The parties agreed that details of the purchase price would not be disclosed. Apart from rental space of almost 15,000m², the two buildings also have an underground parking garage with 170 parking spaces. 96% of the space in the two buildings has already been let.
The MARXIMUM business park is not far from the gasometers, in the Vienna district of St. Marx. Its five units were built on a development lot of around 14,300m² on Modecenterstrasse. The two office buildings that have just been sold to ERGO are the smallest (Unit 1) and the largest (Unit 3) in the business park with areas of 4,950m² and 9,900m² respectively. Overall the business park encompasses more than 40,000m² of rental space, green areas, water features, terraces and a restaurant. ERGO Versicherung Aktiengesellschaft is using Unit 3 as its corporate headquarters. 92% of MARXIMUM is let to prestigious tenants.
In 2011 the business park was awarded with the DGNB Silver certificate by the ÖGNI—the Austrian partner organization of the German Sustainable Building Council (DGNB)—in recognition of its resource-conserving energy and climate technology, its excellence space efficency, and its spatial flexibility. Prior to that, Marximum was already recognized as a 'Green Building' by the Austrain Energy Agency
Heating and cooling at the offices at MARXIMUM is delivered via the ceilings, through which water at the right temperature is channeled. The indoor room temperature can be individually regulated for each 1.35-meter axis of the building grid. The thermal ceilings render heaters superfluous. In addition, the buildings do not need load-bearing walls, which means that the space can be divided flexibly, and custom floor plans created.
The business park is located between Vienna city center and the Vienna-Schwechat airport. The adjacent U3 subway line and the A23 southeast intersection ensure good connections, while Gasometer City is just a couple of minutes’ walk away.
