Hamburg Trust and Oxalis REIM secure Offenbach office project (DE)

Investment and asset manager Hamburg Trust is building the LEIQ office building in Offenbach in the context of a joint venture together with Frankfurt-based developer Oxalis REIM. A total rental area of around 29,000m² and a parking facility with 313 parking spaces are to be built. Half of the space has already been let long term to the Danish company Danfoss, a global market and technology leader in the development of energy efficient infrastructures for refrigeration, and HVAC. Danfoss will lease the space for its new German headquarters. LEIQ is one of Germany’s first CO2-neutral office buildings. Construction of the new building is due to commence in the third quarter of 2020. Completion has been scheduled for the end of 2022.

 

“The demand of institutional investors for sustainably designed buildings is growing. They offer a long-term attractive investment as there is an increasing expectation among tenants as well for high-quality and sustainable office space,” explained Oliver Priggemeyer, Hamburg Trust’s CEO.

 

Christian Schleif from Oxalis REIM added: “With Danfoss we have not only succeeded in finding a long-term tenant, but also a partner who will contribute its experience in developing and operating sustainable and innovative buildings. The CO2-neutral concept has another positive effect: tenants can look forward to an around 30 percent reduction in the operating costs for heating and cooling.”

 

LEIQ is situated in Offenbach in the Kaiserlei district bordering directly on Frankfurt am Main. Hamburg Trust and Oxalis REIM acquired the property at the beginning of 2019. “Kaiserlei is evolving into a prime office location in the Rhein-Main region. Companies that are put off by the high rents in Frankfurt's city center, for instance, can enjoy an attractive alternative in a location with excellent transport connections,” said Christian Schleif, Managing Partner of Oxalis REIM. LEIQ is situated directly at the Main river with excellent transport connections, both public and private, nearby. Many additional large-scale construction and urban development measures are being planned and implemented in the Kaiserlei district. The City of Offenbach is playing a proactive role in supporting and promoting the positive development.

 

“In our investment activities, we seek to collaborate with established local partners both in developing projects and in letting,” Priggemeyer explains. “This strategy enables us to invest in new locations and projects at an early stage,” commented Priggemeyer.
