Garbe invests €23m to develop logistics centre in Bockenem (DE)

Garbe Industrial Real Estate is expanding its operations in the Hildesheim district of Germany. The company has acquired c. 32,000mof land in Bockenem, located around 20km southeast of Hildesheim. On this site, a modern logistics centre with a total area of about 18,500m2 is planned. The total investment for this project is around €23m.

 

The new building will be situated in the Bockenem-Sud business park, conveniently located near the A7 motorway, one of Germany's key north-south transportation routes. This location provides excellent connections to Hanover and Hamburg to the north, and Kassel, Wurzburg, and Ulm to the south. 

 

Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate, stated, “The central location and proximity to the motorway make Bockenem an attractive site in southern Lower Saxony. Logistics service providers and distribution companies, in particular, will find ideal conditions here due to the excellent transport connections.” 

 

The nearest motorway junction is just a few hundred meters away and can be accessed without driving through the town.

 

Garbe Industrial Real Estate plans to develop a logistics property that includes approximately 17,000m2 of hall space, along with about 820m2 of office space and around 790m2 of warehouse space. The facility will feature 17 dock levellers and two ground-level sectional doors. Additionally, there will be parking for 50 cars and four trucks outside.

 

The development will comply with the environmentally and climate-friendly KfW 40 energy efficiency standard. A photovoltaic system with a peak output of two megawatts will be installed on the roof to generate renewable energy. There is also an ongoing assessment of the possibility of utilizing a nearby biogas plant to produce electricity and heat. Garbe Industrial Real Estate aims to achieve Gold Standard certification from the German Sustainable Building Council for this property.

 

The design of the property allows for it to be divided into two units. A sealing foil will be installed under the floor slab in accordance with the German Water Resources Act (WHG). The timeline for the start of construction has not yet been determined, as preparatory measures include levelling out height differences of up to nine meters on the site. 

 

Adrian Zellner added: “We are already in promising negotiations with a prospective tenant who is expected to move into the property in 2026.
