Construction on a modern logistics property in Norderstedt, Germany, has officially commenced with a symbolic groundbreaking ceremony. Located just a few kilometers north of Hamburg’s city limits, Garbe Industrial Real Estate GmbH is developing a new building with a total area of 12,700m2, with completion planned for mid-next year. The investment volume for the project is approximately €23m. The property is situated on a 29,500m2 site in the Schutzenwall industrial estate.
Adrian Zellner, a member of the Executive Board of Garbe Industrial Real Estate, emphasised: “Planning a new building right on the outskirts of Hamburg is a rare opportunity. With our high-quality property, we are creating significant settlement potential in the Hamburg metropolitan region, where there is hardly any available warehouse, production, and logistics space.”
This site is a so-called brownfield area, where a photochemical company previously operated. The old building has been demolished, and the ground has been extensively cleaned and refurbished. Moreover, the materials from the demolition have been recycled. The new building will stand at a height of 10.5m (to the lower edge of the truss) and will include a hall area of approximately 11,200m2, along with around 840m2 of office and social space and approximately 650m2 of mezzanine space. The property will feature eleven dock levellers and two ground-level sectional doors. Goldbeck, a company specializing in the construction of logistics and industrial properties, has been appointed as the general contractor.
Garbe Industrial Real Estate places a strong emphasis on sustainability standards during construction. The property is designed to meet the efficiency house class 40 requirements of the Kreditanstalt fur Wiederaufbau (Credit Institute for Reconstruction). A photovoltaic system with a one-megawatt peak output is planned for the roof to generate renewable energy. Additionally, the building will be connected to the district heating network and heated using underfloor heating. Garbe Industrial Real Estate aims to achieve certification according to the Gold Standard of the German Sustainable Building Council for this property.
“We are developing the property without any firm rental commitments because we are convinced of the attractiveness of the location,” said Adrian Zellner. “The location is ideal for many companies looking for a state-of-the-art property in a central, easily accessible location in northern Germany, as they can be in the north of Hamburg in just five minutes by car.”
The Schutzenwall industrial estate is just a few minutes' drive from the A7 motorway, which connects Norderstedt to Flensburg in the north and Hamburg and Hanover in the south. The northern part of Hamburg can be reached in just five minutes. Additionally, the A1 motorway, linking Lübeck and Bremen, and the A23 motorway, connecting Hamburg and Heide, are also easily accessible.
The property's location next to the city park makes it particularly attractive for employees. It can be divided into two separate units, each starting from approximately 4,250m2, allowing for suitability for two tenants. The new building will be available for rent starting July 1, 2025, and initial discussions are already underway with interested parties. Adrian Zellner anticipates that the property will be fully leased before its completion.
