Medical group Enel-Med has signed a major lease extension and expansion deal at Signum Work Station in Warsaw’s Mokotów business district, securing 2,200 m² of space under a new 11-year agreement. This move more than triples the Polish healthcare provider’s footprint in the building and positions the property as a flagship destination for health-focused tenants.
The lease was brokered with the strategic support of asset manager TriGranit and comes on the heels of the building’s acquisition by Czech investment group DRFG in December 2024. The upgraded medical centre will deliver a comprehensive, patient-first facility with new diagnostic and therapeutic offerings, a significant draw for tenants and local residents seeking high-quality on-site healthcare.
“The decision to triple the size of our space and sign a new 11-year lease is a natural step forward in the continued expansion of our network,” said Bartosz Rozwadowski, director of investment and procurement and management board member at Enel-Med. “This investment represents not only the expansion of physical space, but above all, an enhancement of quality and patient experience.”
As part of the deal, the facility will now include a 3T MRI suite, mammography unit, a dental radiology lab, an expanded rehabilitation zone, and an endoscopy unit, alongside a growing list of specialist services in cardiology, gynaecology and ultrasound. This deepened integration of high-spec medical amenities into a commercial property is likely to appeal to developers and investors seeking diversified, experience-led tenant mixes that improve both asset value and user engagement.
“We are delighted that the ENEL-MED Group has chosen to continue its long-term presence at Signum Work Station,” added Marta Zawadzka, head of leasing and asset management at TriGranit. “The growth of our tenants and their decisions to expand within our properties are a source of great pride for us.”
Signum Work Station offers over 32,400 m² of leasable space and 870 parking spots. Its flexible 4,650 m² floorplates, BREEAM “Excellent” certification and strong connectivity to Warsaw city centre and Chopin Airport make it an attractive option for companies seeking long-term value. With tenants like Ringier Axel Springer, Mondel?z International, Columbia and PPD, the building continues to attract high-calibre businesses.
