Dalata Hotel Group, the UK and Ireland’s largest independent four-star hotel operator, is continuing its expansion into mainland Europe with the announcement of its second hotel in Germany. The group has signed a long-term lease with Deka Immobilien for the redevelopment of the former Novotel Berlin Am Tiergarten into a new Clayton Hotel set to open in 2026.
The 274-room property, located in Berlin’s prestigious Tiergarten area, will span approximately 18,000 m² and is currently undergoing an extensive 18-month refurbishment. Once complete, the full-service hotel will feature a restaurant, bar, wellness area with sauna and steam room, a gym, and conference facilities. It will also meet BREEAM Very Good certification standards, with energy-efficient upgrades including fossil fuel-free district heating and low-energy HVAC systems.

Strategically located on Straße des 17. Juni between Kurfürstendamm and the Brandenburg Gate, the hotel offers unrivalled access to the German capital’s main railway hubs, airports, and exhibition centres. It forms part of the mixed-use Tiergarten Tower development, which integrates office and hotel functions in one of Berlin’s most vibrant cultural and political districts.
The move underscores Dalata’s long-term commitment to Continental Europe and its confidence in Berlin’s robust tourism market. In 2024, the city attracted close to 13 million visitors, recording over 30 million overnight stays, reinforcing its appeal as a stable and high-volume hospitality market. Investors will take note of the operational leverage this location provides, particularly given its strong mix of leisure and business demand drivers.
This marks Dalata’s fourth hotel in Continental Europe, following entries into Amsterdam, Düsseldorf, and now Berlin. The transaction further solidifies the operator’s reputation for securing high-quality urban sites with sustainable credentials and long-term value creation potential.
