Madrid, Spain: Culmia , one of Spain's leading integrated residential real estate platforms, has joined forces with Cross Ocean to establish a co-investment vehicle targeting large-scale residential development across the Community of Madrid. The platform launches with a combined investment of €400m and an initial pipeline of 900 homes across two flagship sites.
The joint venture will hold a 10% stake for Culmia and 90% for Cross Ocean, with Culmia taking full responsibility for end-to-end project management, covering land development, product definition, technical oversight, construction and residential sales. The first two investments are Valdecarros in Madrid, where 163 homes will be developed, and Retamar de la Huerta in Alcorcón, a phased portfolio totalling 737 homes.
For institutional investors tracking Spanish residential, the structure merits close attention. Madrid's chronic undersupply of new homes, driven by years of constrained land development and rising demand from both domestic buyers and international capital, has created a sustained rental and sales premium for well-located new-build product. The Valdecarros masterplan alone is one of the largest urban development areas in Europe, with capacity for tens of thousands of homes over the long term, making early-stage land positions within it strategically significant. The 90/10 split also illustrates a growing preference among institutional capital allocators for asset-managed co-investment structures, where the operating partner carries execution risk and the financial partner retains majority economic exposure.
"This transaction demonstrates our ability to identify and structure large-scale residential investment opportunities and support institutional investors throughout the entire development lifecycle. The partnership combines Cross Ocean's investment expertise and financial backing with Culmia's local market knowledge and asset management capabilities."
María Ruiz, Head of Capital Markets, Culmia
"This transaction reflects our confidence in the Spanish real estate market and, in particular, Madrid's residential sector. It provides an opportunity to partner with Culmia, an established operator with extensive local experience and strong execution capabilities."
Juan Buades, Partner and Head of Iberia, Cross Ocean
The deal adds to an already active institutional partnership track record for Culmia, which has previously structured co-investment vehicles with Patron Capital, Invesco Real Estate, Alterna Consulting and MEAG, the latter anchoring an affordable housing platform targeting more than 2,500 homes with approximately €400m of investment. Since 2013, Culmia has delivered more than 10,500 homes across over 149 residential developments. Linklaters and Colliers advised Cross Ocean on legal and real estate matters respectively, while Cuatrecasas provided legal counsel to Culmia and Evercore acted as its financial adviser.
