Conren Tramway invests €50m in Barcelona office redevelopment (ES)

Conren Tramway S.L. has acquired the former headquarters of household appliance manufacturer Braun in Spain. The industrial site with a total area size of around 25,000m² is located in Esplugues de Llobregat, a direct suburb of Barcelona. The company plans to build an office complex for the pharmaceutical and healthcare industry after a comprehensive redevelopment of the site. The investment volume amounts to more than €50m.

 

Braun used the buildings as an administrative and production site for about 50 years until it closed the factory in 2006. The award-winning Barcelona-based firm BCA Arquitectes created the architectural designs for the redevelopment. The objective is to preserve the industrial heritage of the site while meeting the special requirements of future tenants from the pharmaceutical and healthcare industries. Laboratories or cleanrooms can therefore be set up in the property if required. In addition, Conren Tramway S.L. aims for high energy efficiency and sustainability standards as well as a LEED Gold certification. The company plans to complete the redevelopment by the end of 2023. The first tenants are expected to move in during 2024.

 

The site is located in the El Gall district, where many well-known pharmaceutical companies have their headquarters. It is well connected to the B-23 and A-2 highways as well as bus, subway and tramway stations. The property is surrounded by several hospitals and medical centres in the immediate vicinity.

 

The project is part of a whole series of urban renewal measures in Esplugues de Llobregat and fits ideally with Conren Tramway's strategy in the greater Barcelona area. For the real estate investor and developer, the redevelopment of the Braun site is now the third major project with a special urban renewal character in Barcelona. Conren Tramway is also developing several offices and residential projects in the Catalan capital. The company is one of the main developers of the 22@ technology district.
