BNF Capital and Morgan Real Estate unveil plans for low-carbon office scheme in Farringdon




BNF Capital and Morgan Real Estate have submitted a planning application for a transformative repositioning of 19 Charterhouse Street, located in the heart of London’s Farringdon district. The plans propose a bold retrofit and extension of the existing building, increasing the net area from 5,575 m² to 7,900 m² of Grade A office space, alongside 790 m² allocated to retail and affordable jewellery workshops.

 

Designed by acclaimed architects DSDHA, the scheme will introduce private and communal biodiverse terraces with sweeping views across Farringdon and the City of London. The building aims to set a new benchmark in sustainability, targeting NABERS 5*, BREEAM Outstanding, WiredScore, and WELL Platinum certifications. Located just a short walk from Farringdon Station, the scheme directly benefits from proximity to the future Museum of London, set to open in 2026.

 

The redevelopment will enhance the public realm through active frontage at the lower levels and a reconnection of the historic Saffron Hill route, linking Charterhouse Street to Clerkenwell Road. For investors and developers, the integration of affordable artisan units, especially in the jewellery sector, adds cultural and economic depth to the offering, appealing to ESG-conscious funds and creative industries alike.

 

BNF Capital and Morgan Real Estate, who acquired the site in January 2023 from Derwent London via an off-market transaction, have a decade-long partnership. The project is one of two slated for commencement in 2025, alongside 12 Berkeley Street in Mayfair. Morgan Real Estate rebranded in late 2024 to align its identity with its core strengths in origination, development, and asset management.
