AXA IM Alts Advances Fifty Fenchurch Street, a Landmark Sustainable Office Tower in London

AXA IM Alts, a global leader in alternative investments managing €186bn of assets, is set to advance its latest flagship London office development, Fifty Fenchurch Street, with main build construction commencing this summer. The piling and excavation works are scheduled for completion by mid-2025, paving the way for a groundbreaking office space that integrates urban biodiversity with historic preservation.

 

The 36-storey, 60,387 m² development will be delivered by Multiplex Construction Europe, the same contractor behind 22 Bishopsgate, which has set a new benchmark for prime office space in London since its completion in 2020. The success of 22 Bishopsgate underscores the sustained demand for high-quality, well-located office spaces in London that combine advanced technology, sustainability, and premium amenities.

 

A Green Vision with Heritage at Its Heart

Designed by Eric Parry Architects, Fifty Fenchurch Street is set to become one of the UK’s most sustainable high-rises, targeting BREEAM Outstanding certification and operational net-zero status. It will introduce more than 70 species of plant life, including internal and external gardens on the 10th floor, over 40 planted balconies, and terraces. Each upper-level office floor will feature two green terraces, offering direct access to nature and fresh air. The innovative design, led by DSDHA, represents a significant step in the integration of urban greenery within London's commercial sector.

 

At ground level, the development will feature gardens inspired by the historic fenlands of the area, serving as a natural setting for the Medieval Church Tower of All Hallows Staining, which will be preserved as a historic centrepiece. Beneath the new office building, a new subterranean Livery Hall for The Clothworkers’ Company will be constructed, further enhancing the site’s cultural and historical value.

 

Additionally, the project will see the reinstatement of Lambe’s Chapel Crypt, further demonstrating AXA IM Alts’ commitment to blending London’s rich medieval heritage with contemporary urban development.

 

A Future-Ready Workplace
