Construction work at Angel Court, Mitsui Fudosan UK and development partner Stanhope's 27,870 m² (300,000 ft²) prime London City office building, has reached the half way mark ahead of completion in Q4 2016.
The 24 storey building, which occupies a unique core City location next to the Bank of England, is one of only two office buildings set to complete in the City of London next year which will offer floorplates larger than 1,672m² (18,000 ft²) Construction at Angel Court commenced in August 2014.
Angel Court will provide 13,006 m² (140,000 ft²) of new grade A office floor space across its six 'Garden' floorplates, which range between 1,672 m² (18,000 ft²) and 2,508 m² (27,000 ft²), in addition to a further 14,864 m² (160,000 ft²) over 18 upper 'Sky' floors, each comprising 813 m² (8,750 ft²).
Sustainbility has been a key component of the Angel Court project as developers have sought to create a low-energy building. The proposed energy efficiency measures translate in the building predicted to achieve an EPC rating of ‘B’ and targetted BREEAM 2014 ‘Excellent’ rating. Innovative measures include CHP Low-Carbon Technology for heating and energy, water harvesting to reduce consumption and high performance façades with solar-controlled glazing.
What's more, approximately 60% of the existing concrete structure has been retained including reuse of existing foundations, piles and perimeter basement walls. Steelwork structure will be provided from sustainable sources capable of being recycled and demolished concrete will be segregated from any contaminants for crushing and subsequent reuse.
Four thousand extra people are expected to be employed in the finance, legal, professional and tech, media and creative sectors in the City of London by the end of 2016, which could result in a demand for as much as 32,161 m² (400,000 ft²) of floorspace. Mitsui Fudosan UK and Stanhope's advisors Cushman & Wakefield, who act as joint agents alongside GM Real Estate, have found that whilst demand is set to grow, the choice of high quality office space in the Square Mile is decreasing. Only 111,464 m² (1.2 million ft²) of new or newly refurbished space is currently available, the lowest level since the peak of the last property cycle in 2007. With Angel Court now past the half way mark, the building is well on track to supply much-needed high quality space in the City in 2016.
