7R and EQT Exeter will jointly develop a two-building, 56,000m2 logistics scheme strategically located along the D8 Motorway servicing Greater Prague.
EQT EXETER PARK PRAGUE D8 LUZEC features two modern warehouses with areas of 44,000m2 and 12,000m2, offering 68 docks in total and 12m clear height. They will be developed according to the best ESG practices, including preparation for photovoltaic and heat pump installations.
7R is a well-established, developer of commercial real estate in Poland and Czech, specializing in high-quality, flexible warehouse solutions for lease. EQT Exeter is among the largest real estate operating companies in the world and is focused on acquiring, developing, and managing logistics and residential properties across the Americas, Europe, and Asia. The project was sourced, permitted and will be developed by 7R. It will be funded by EQT Exeter, with both groups jointly managing the leasing.

The property, located in the Northern Prague submarket of Luzec, offers convenient access to the capital and key Czech and international markets, situated just 25 minutes from Prague city centre and within reach of Dresden (101 km), Pardubice (122 km), Pilsen (125 km), Brno (238 km), and Wroclaw (280 km).
