Westbrook Partners has acquired a historic office building in Berlin-Mitte from Patrizia Immobilien, acting on an individual client instruction. The parties agreed not to disclose the purchase price. Located at Rosa-Luxemburg-Strasse 2, on the corner of Dircksenstrasse, "Grenanderhaus" was constructed between 1928 and 1930 as an administrative building for the Berlin public transport authority.
Named after its architect Alfred Grenander, the property provides a lettable area of around 8,400m², which is virtually fully let. Its tenants include the German Aerospace Center, Hitfox, car2go, Spreegold and Coffee Fellows. Located just a few minutes' walk from Hackescher Markt, it benefits from easy access to public transport including 20 bus, tram, underground and S-Bahn links.
Ruben Herrmann, Managing Principal at Westbrook, commented: "We succeeded in acquiring the 'Grenanderhaus' in the face of intense competition, once again giving a clear indication of our commitment to Berlin. We will be converting the office areas in this prestigious brick building to create modern loft-style office space, which is particularly sought-after in the market.”
