Verdion to forward fund Danish logistics development
Verdion has agreed the forward funding of a state-of-the-art new warehouse development in the Danish region of Jutland with third-party logistics provider System Transport A/S. Located close to highway E45 in Vejle North, part of Jutland’s Triangle Region, the built-to-suit facility will comprise 26,300m² of sustainable, high-specification warehousing, logistics and office space on a 62,707m² plot.
 
Verdion’s European Logistics Fund 1 (VELF 1) has acquired the site and will fund the project. Construction will begin in January 2023; undertaken by KT Erhvervsbyg, with Verdion monitoring and advising on technical matters during this process. When development completes in April 2024, the asset will be owned by VELF 1 and managed by Verdion, with System Transport A/S occupying the new facility on a 10-year lease term.
 
ESG has been a major part of its design development and the new facility will target DGNB Silver, with features including air-to-air heat pumps, a focus on air tightness and solar panels on the roof (annual production of 738,400 kWh/year) which will minimise carbon emission, as well as lowering running costs. It is estimated that the range of ESG initiatives will save Systems Transport more than DKK 85/m² pa. in consumption costs compared to standard warehouse buildings.
