Triuva Kapitalverwaltungsgesellschaft mbH has acquired the new Quartermile 4 building in Edinburgh from Prudential Assurance Company. This off-market transaction, taking place in the form of a club deal, has a volume of approximately £68m (€86.1m).

The property comprises 12,000m² of office space and was fully pre-let prior to practical completion on long term leases to renowned international tenants. The property was designed by renowned architect Sir Norman Foster. The seven-storey building is well-located directly opposite the University of Edinburgh and within short walking distance of the city and transportation hubs.

"In a European comparison, Edinburgh currently provides for an above-average risk-return profile. All the more we are very pleased having secured this premium asset on an off-market basis for our clients," said Manuel DeVigili, head of investment management at Triuva.

Triuva was advised by Cushman & Wakefiled and represendet legally by HBJ Gateley.
