Revelop adds 6,800m² light industrial asset in Kallered to strengthen Gothenburg cluster

Stockholm, Sweden: Revelop has acquired Torrekulla 1:91, a light industrial and warehouse asset in Kallered, approximately 10km south of central Gothenburg. The property comprises approximately 6,800m² of lettable area across three buildings and is fully let to multiple tenants. Crucially, it sits directly adjacent to an existing Revelop asset, turning a single holding into a growing cluster of light industrial real estate in one of Sweden's most important logistics regions.

The asset is located in an established industrial and commercial area along the E6/E20 corridor, the arterial route linking Gothenburg with Malmo and the rest of southern Sweden. Revelop says continued urban development and a limited supply of well-located industrial premises in Kallered support long-term demand and rental growth, a combination that gives the scheme a defensive income profile while leaving scope for upside through active management.

"This acquisition is a good example of the opportunities we identify through our research-led investment approach and local footprint. With flexible premises and potential to improve both lease structure and asset quality, we see clear opportunities to unlock value through active asset management," said Thomas Sipos, CEO and Executive Partner at Revelop.

The business plan centres on strengthening the asset's market position through proactive tenant engagement and selective upgrades to functionality, technical standards and energy performance. Planned measures include improvements to ventilation and building management systems, supporting the long-term competitiveness of the asset. In practice, this is the classic value-add playbook: buy a fully let but under-optimised building, reposition the lease structure, and lift quality and efficiency to capture higher rents and a stronger exit valuation.

For investors and developers, the more interesting point is what clustering means in a market where new industrial supply is constrained. Owning adjacent assets gives a manager shared on-site knowledge, operating efficiencies and, over time, optionality to combine, redevelop or intensify neighbouring plots, none of which is visible in the headline figures. It also lets a landlord offer existing tenants the chance to expand within the same estate, reducing vacancy risk and downtime. With energy performance increasingly shaping both tenant demand and financing terms across the Nordics, upgrading older light industrial stock may prove one of the more reliable sources of return in the segment.
