Stoneweg secures €5.5m lease renewals with Coolblue and Motorola in Rotterdam and Krakow

 

Stoneweg, the alternative investment group specialising in real assets, has finalised two major lease regears on behalf of the Stoneweg European Real Estate Investment Trust (SERT), locking in approximately €5.5m in combined annual rental income. The renewed leases cover a total of c. 27,000 m² across two flagship office assets in Rotterdam, the Netherlands, and Krakow, Poland.

 

At Central Plaza in Rotterdam, Coolblue BV, one of the Netherlands' leading e-commerce players, has extended its c. 10,000 m² lease for a further 5.5 years, effective July 2025. The Grade A, BREEAM-certified office complex totals 33,263 m² and includes two office towers, ground-floor retail and hospitality spaces, and 481 underground parking spaces. Situated opposite Rotterdam Central Station, the building enjoys 97.5% occupancy, with other tenants including Chubb Insurance, KPMG Netherlands, and Holland Casino. “Coolblue has made Central Plaza its headquarters since 2012 and will continue working with SERT and the municipality on potential asset enhancements,” the company said.

 

In Krakow, Motorola Solutions has reaffirmed its long-term commitment with a five-year lease renewal starting August 2027 for c. 18,000 m² at the Green Office complex. The 23,000 m² Grade A facility—home to one of Motorola’s key R&D hubs—features integrated data centre capacity and is strategically located near the A4 motorway and just 15 minutes from Kraków-Balice International Airport.

 

Both deals reflect sustained demand in emerging office hubs, where competitive rents and strong connectivity draw multinationals. “These lease renewals underscore the strength of our tenant relationships and the attractiveness of our high-quality office assets,” said Wouter Zwetsloot, Head of Asset Management at Stoneweg. “Both tenants have committed to retaining their current footprints, reflecting long-term confidence in these offices to meet their business needs now and in the years ahead.”

 

With occupancy levels stabilised between 85–90%, Stoneweg remains focused on futureproofing its assets. “We continue to align with evolving tenant needs by helping them achieve their sustainability and employee engagement goals,” Zwetsloot added.
