Fabege intends to, after the municipal board meeting in Solna on February 17, sign a letter of intent with the City of Solna for the sale of the property, Solna Hornan 1. Access to the property will take place no later than September 1, 2028.
“We are pleased to be able to contribute to the City of Solna having a well-located, representative and appropriate city hall. This is a logical transaction, in which Fabege is streamlining its property portfolio in Solna, which mainly consists of Arenastaden and Solna Business Park.” said Stefan Dahlbo, CEO of Fabege.
Fabege has initiated a dialogue with Telenor, which currently has its Swedish headquarters in the property, with the lease until August 31, 2028.
“Telenor has had its office in the property since 2018. Fabege’s ambition is that we will continue our good cooperation,” said Johan Zachrisson, Head of business development at Fabege.
The sale is intended to be made at an underlying property value based on, and in line with, two independent valuations carried out in the third quarter of 2024. The rental value is c. €5.3m, and the property is currently leased to c. 80%.
“The transaction means that Fabege further sadi the balance sheet and provides financial scope for further investments and acquisitions,” said Stefan Dahlbo, CEO of Fabege.
