SES Spar European Shopping Centers is presenting a number of new projects in Italy, Slovenia, Croatia, and in its home market, Austria, at Expo Real 2015 in Munich from 5-7 October 2015. The international developer, builder, and operator of large-scale retail real estate based in Austria is showing the latest trends in the fields of retail and shopping.


“Shopping centres have not lost their attractiveness, even in the age of online retail. On the contrary: They provide the stage for bringing together bricks-and-mortar and online offers,” explains SES Spar European Shopping Centers’ CEO, Marcus Wild. “The quality criteria are the quality of stay, architecture and aesthetics, sustainability, and ensuring everything is state of the art.”



Growth thanks to unique urban spaces
SES is growing and working at a fast pace on expansion projects. SES’s stated goal is a clear focus on inner-city locations and the refurbishment of existing sites. SES is committed to creating unique urban spaces. It is currently working primarily on its own developments in Austria, Slovenia, and Italy. SES has also taken on the management of a centre in Croatia.



Shopping centre in Bolzano with extra-regional appeal 
SES is developing a shopping centre with super-regional appeal in an industrial area in the south of the South Tyrolean capital, Bolzano. An Interspar market with one of the highest rates of turnover in northern Italy is being turned into an attractive modern shopping mall with timeless modern architecture, a bright atmosphere, and rooftop and underground parking. The traditional retail location is very well connected to the nearby city centre and accessible by public transport. From beyond the region, the centre is easily accessible via a junction on the Brenner highway, the most important north-south connection through South Tyrol. The catchment area benefits greatly from tourism and stretches regionally far beyond the city limits. The South Tyrolean provincial capital is one of the most important economic and cultural centres in the Alps and is a central meeting point between Italian and Austrian economies.

SES is developing a new shopping centre in the northwest of the Slovenian capital city in the Siska district. The site is located directly on the H3 city highway and will include a brand new Interspar hypermarket and some 90 shops, restaurants, and service providers on a total leasable area of 32,000 m². The project will be completed in several phases by 2018/2019. SES is the market leader in Slovenia.



Seestadt Aspern project: joint venture with the City of Vienna
As part of one of the largest urban development projects in Europe, SES is responsible for the design, implementation, and ongoing operation of a “managed shopping street” in the local shopping area of Vienna’s new “Seestadt” (“Urban Lakeside”) in a joint venture with the City of Vienna. The areas devoted to retail, catering, and service providers on the ground floors of the main shopping street are being leased to shop partners according to a defined sector mix plan. SES provides the know-how for the usage concept, the commercialisation of the space, and its subsequent management. The first 13 shops opened in summer 2015. Work has already begun on the second stage of the development, the Seeparkquartier.



Seestadt Bregenz: A new neighbourhood for shopping, living, working, and playing
A new city quarter for shopping, living, working, and playing is being created in the capital of Vorarlberg in the heart of downtown, close to Lake Constance. It is set for completion by 2017. Its connection to the pedestrian zone and to the festival area via an open bridge make the project particularly interesting. It is being implemented by SES together with its project partner PRISMA in the form of a joint venture. SES is providing the know-how for the composition of the sector and tenant mix and will be marketing the commercial areas while remaining responsible for the ongoing management of the retail space. Zara—with its first brand store in the region—is moving into one of the largest stores in Austria, spread over three floors in the Seestadt, and is positively influencing the further leasing activity in the centre and throughout the City of Bregenz.



Mall of Split
SES was entrusted with the centre management for the Mall of Split in 2015. The most modern shopping centre in Dalmatia is located on one of the coastal town’s most important hubs. With a leasable area of over 60,000 m², the Mall of Split is the largest shopping centre in SES’s management portfolio. More than 200 retailers, restaurants, and service outlets on three sales levels bring new brand diversity and added value to the affluent tourist region. The shop mix is an answer to heavy demand for international brands and the increasing importance of gastronomic diversity. Timeless, modern architecture provides friendly ambiance and high quality of stay. The building also offers 2,300 parking spaces on two underground parking levels, rooftop parking, and an entertainment area. The centre is conveniently reachable via 11 bus routes and easy access to the A1 highway. The city centre is only 10 minutes away by car.
