SEB Immobilien-Investment: first German real estate fund management company rated by Fitch (DE)

SEB Immobilien-Investment GmbH, Frankfurt, is the first German real estate fund management company to have received an asset manager rating from the international and independent rating agency FitchRatings.

The Fitch Real Estate Asset Manager Rating (REAM) qualitatively assesses companies on the basis of a detailed analysis. Five differently weighted main criteria are included in the overall rating: investment (30%), risk management (25%), business structure (20%), communication (15%), independence and controls (10%). The result thus enables an assessment of a company’s strengths and weaknesses and its ability to meet the demands of institutional investors.

Fitch awarded SEB Immobilien-Investment GmbH the REAM 2-rating. The Fitch rating scale spans from REAM 1 (best) to REAM 5. A plus or a minus (+/-) is used for more precise grading within the rating classes REAM 2 to REAM4.

Fitch highlighted in particular the clearly structured investment process, strict risk management in a stable technological environment, and active management based on many years’ experience in the real estate sector.

The REAM 2-rating places SEB Immobilien-Investment GmbH in the list of internationally recognised asset managers above the industry standards set by institutional investment management.
