A bold new retail investment has officially opened in Poznan, Poland, bringing high-visibility architecture and almost fully leased commercial space to one of the city's busiest transport corridors. Ławica Shopping Park, situated on Bukowska Street adjacent to Poznan Airport, spans over 7,000 m² of gross leasable area across three visually distinctive buildings, and investors are taking note.
Developed with advisory support from Scallier, a specialist in retail development and asset management in Poland and Romania, the centre was 95% leased before opening. The park’s modern, curved-glass structures and lightweight openwork roofing set a new design benchmark for convenience retail formats in the region. It offers outdoor access to all stores and is complemented by more than 220 parking spaces, bicycle zones, and new green landscaping.
“We are proud to launch such an unconventional and striking facility as Lawica Shopping Park, which was built in our hometown. This is a special project for us; we've been involved from the very beginning, ever since the idea for the investment was first conceived,” said Bartosz Nowak, Managing Partner at Scallier. “Throughout the entire investment process, Scallier supported the investor as a strategic commercial advisor and the exclusive leasing agent. We are now managing the park in the role of Property Manager.”
Anchored by tenants such as Lidl, Media Expert, Action, Pepco, Maxi Zoo, and notably, the first DM drugstore in Poznan, the shopping park merges established brand recognition with local service offerings. Other tenants include Sofa & Friends, which opened a premium showroom, and essential services like a pharmacy, bakery, optical salon, and automated parcel lockers.
What sets Lawica apart, and may spark interest among developers and retail investors, is its strategic blend of location, ESG-aware design, and tenant mix. The development is just minutes from the airport, offering potential for hybrid formats including flexible retail and logistics. Scallier’s recent expansion under its Funshop Park brand in Romania hints at further cross-border scaling opportunities for similar urban-edge retail parks with high visibility and rapid lease-up potential.
With the retail landscape shifting towards compact, convenience-led formats, Ławica Shopping Park reflects investor appetite for assets that combine architectural value with tenant security and prime accessibility. Future development opportunities may emerge in the area, especially given ongoing urban planning around the airport corridor.
