Europe's ten biggest outlet centres in 2026: the destinations reshaping retail real estate

The outlet sector is no longer a footnote in European retail real estate. It is one of the most actively invested, most consistently occupied and most strategically contested formats on the continent. According to research firm ecostra, there are currently 195 outlet centres in operation across Europe, with a combined retail sales area of over 3.2 million m², and PBSA investment in the sector has continued to grow even as conventional retail has faced structural headwinds. For investors and developers, these ten centres represent the dominant benchmark assets: the largest by gross leasable area (GLA), the most visited, and the most instructive for understanding where the format is heading next.

Europe's outlet market is increasingly bifurcating between pure scale plays and luxury experience destinations, and the two models are not always the same asset. Understanding the distinction is critical for anyone allocating capital or planning development in this space.

1. Outletcity Metzingen, Germany, approximately 60,000m² GLA

Outletcity Metzingen is ranked the largest outlet in Europe by sales area, according to ecostra's most recent market report, and has been named Europe's best operator for the sixth time by the same research body. Located 30km south of Stuttgart in the birthplace of Hugo Boss, the city-format destination attracts around 4.5 million visitors from 185 countries annually and houses over 500 premium and luxury brands, including the world's largest Hugo Boss flagship outlet store at over 5,000m². For investors, the urban integration of the scheme, embedded within an actual city centre rather than developed as a standalone retail park, is the defining differentiator and a model increasingly discussed as a template for future outlet development.

2. Serravalle Designer Outlet, Italy, approximately 51,500m² GLA

Serravalle Designer Outlet, owned and operated by McArthurGlen and located between Milan, Genoa and Turin in Piedmont, is the largest designer outlet in Italy and among the two or three largest in Europe by GLA. With 240 stores, the highest store count of any outlet in Europe, Serravalle holds a 16% share of Italy's entire outlet market and is the only Italian outlet location for several international luxury brands. A dedicated rail connection project is currently in progress, underwritten by Serravalle itself in partnership with Regione Piemonte and Rete Ferroviaria Italiana, a significant infrastructure investment that signals long-term confidence in the asset's catchment.

3. Valmontone Outlet (Fashion District), Italy, approximately 45,000m² GLA

Located 45 minutes from Rome by train, Valmontone Outlet is one of the most visited outlet destinations in central Italy, with 180 stores across 45,000m² of GLA in an art deco-inspired open-air village format. The scheme covers a broad catchment across Lazio and the greater Rome metropolitan area, drawing both domestic shoppers and inbound tourists. For developers, Valmontone demonstrates the resilience of the open-air village model in warm-weather markets, where the physical environment itself contributes to dwell time and repeat visitation.

4. FoxTown Factory Stores, Mendrisio, Switzerland, approximately 34,000m² GLA

FoxTown, located in Mendrisio in Swiss canton Ticino, is the largest factory store in southern Europe, offering 160 stores representing 250 international brands across a fully enclosed multi-level complex of approximately 34,000m² GLA. Founded in 1995, FoxTown attracted over 63 million cumulative visitors in its first three decades and expanded in June 2022 with a new wing directly connected to Mendrisio San Martino station via skybridge. Its cross-border position, one hour from Milan and accessible from both the Italian and Swiss rail networks, gives it a multi-national catchment that few outlet assets in Europe can replicate. The indoor format is a deliberate hedge against weather dependency, a structural advantage increasingly valued by institutional asset managers.

5. Castel Romano Designer Outlet, Italy, approximately 38,000m² GLA

Castel Romano Designer Outlet, operated by McArthurGlen approximately 20km south of central Rome, covers around 38,000m² of GLA and serves as the dominant outlet destination for the Rome metropolitan catchment of more than four million residents. The scheme occupies a structurally uncontested position: there is no comparable designer outlet of equivalent scale within the immediate Rome market, giving Castel Romano sustained traffic volumes without the competitive marketing investment required at outlets in multi-asset markets. For investors, this moat-like positioning makes it one of the most defensible income-generating retail assets in Italy.

6. Cheshire Oaks Designer Outlet, United Kingdom, approximately 34,000m² GLA

Cheshire Oaks, operated by McArthurGlen near Ellesmere Port in Cheshire, is the largest outlet centre in the United Kingdom by GLA, serving a catchment that spans northwest England, north Wales and the north Midlands. The scheme has undergone multiple expansion phases since opening in 1995 and now hosts over 145 stores. For the UK market, Cheshire Oaks represents the template for large-format, suburban motorway-adjacent outlet development and continues to attract high occupancy from premium and designer brands despite the growth of competing formats.

7. Bicester Village, United Kingdom, approximately 28,000m² GLA

Bicester Village, operated by The Bicester Collection (formerly Value Retail) in Oxfordshire, is the second most visited tourist attraction in the United Kingdom and operates at near-100% occupancy with a waiting list of brands. With approximately 28,000m² of GLA across more than 150 luxury and premium boutiques, it punches considerably above its size in terms of sales productivity, brand prestige and international tourist footfall, attracting 7.3 million visitors annually. For investors, the Bicester model is instructive: curation, scarcity and destination management generate returns that pure scale cannot replicate, and The Bicester Collection has now taken that model to New York with Belmont Park Village.

8. McArthurGlen Designer Outlet Paris-Giverny, France, approximately 21,500m² GLA

McArthurGlen Designer Outlet Paris-Giverny opened in April 2023 with a total planned investment of €200m, making it one of the most significant new outlet openings in Europe in recent years. The 100-store scheme of approximately 21,500m² GLA brings institutional-grade designer outlet infrastructure to the Paris catchment for the first time at scale, and is still in its commercial ramp-up phase. For investors and developers watching new market entry, Paris-Giverny is the most closely monitored proof-of-concept for whether the traditional French retail market can absorb the designer outlet format at premium scale.

9. La Roca Village, Spain, approximately 20,000m² GLA

La Roca Village, operated by The Bicester Collection near Barcelona in Catalonia, is the highest-productivity outlet in Spain and one of the top-performing assets in the entire Bicester Collection portfolio. Approximately 20,000m² of GLA across around 140 luxury and premium boutiques, positioned 40 minutes from Barcelona, the scheme draws heavily from international tourism as well as domestic demand across Catalonia and southern France. Spain's PBSA investment dynamics and the country's growing status as a European tourism hub make La Roca's catchment among the most structurally supported in the continent.

10. Noventa di Piave Designer Outlet, Italy, approximately 18,900m² GLA

Noventa di Piave Designer Outlet, operated by McArthurGlen 30 minutes from Venice, offers approximately 18,900m² of GLA across more than 200 brands and is the premier outlet destination for the Veneto region and the broader northeastern Italian catchment. The scheme benefits directly from Venice's status as one of Europe's most visited cities, with significant inbound luxury tourist spend channelled through the outlet. McArthurGlen's continued investment in the Italian outlet portfolio underlines the country's position as the most outlet-dense major market in continental Europe.

The broader trend connecting all ten of these assets is the same force driving investment across the European outlet sector as a whole: structural resilience. According to ecostra, 195 outlet centres are now operating across Europe with over 3.2 million m² of combined retail sales area, and the sector has outperformed conventional retail on occupancy, rental growth and investor demand for the past five consecutive years. For real estate investors and developers, the outlet format's combination of tourism draw, experience-led design, institutional-grade management and limited new supply in prime locations makes it one of the most compelling segments in European retail real estate heading into 2027.
