Panattoni starts on Aylesford logistics scheme (GB)

Panattoni has begun speculatively developing the largest speculative logistics building serving London and the south east.

The mammoth 752,823ft² facility, which has planning consent for an additional 400,000ft² of mezzanine space, enabling an occupier to have 1.1 million ft² of space, is located at Panattoni Park Aylesford. Panattoni is scheduled to start construction of the facility later this month and is expected to complete it in the fourth quarter of 2023.

The cross-docked facility will have a high standard specification, targeting a BREEAM rating of ‘Excellent’ and an EPC rating of ‘A’ to prioritise energy efficiency and reduce operating costs. It will also benefit from an 18m clear internal height, 128 dock doors, 12 level access doors, 754 car parking spaces, electric charging points for vans and cars, access to the park’s electric car share scheme, e-bikes and e-bike stations.

This facility will be the last available space at the park, following the early pre-lets to DHL, Fowler WelchEvri and Marley. Located adjacent to the M20 on the former Aylesford Newsprint site, Panattoni Park Aylesford features dual routes to two motorway junctions, 4 and 5, and strong public transport links.

Tony Watkins, Head of Development, London and South East, at Panattoni, said: “Speculatively developing the largest logistics building in the south east reflects our continuing commitment to providing much-needed immediate space for large-scale occupiers and our confidence in the market. We have experienced great leasing success at Aylesford and have just welcome Evri into its new facility and will be welcoming the other new tenants in the coming weeks, so it will be a prime time to deliver the last remaining plot for the big box occupiers”.
