Panattoni delivers new building in XL Businesspark Almelo, Bornerbroek (NL)

Panattoni to deliver the sustainable, multifunctional logistics building, Panattoni Park Twente this month. The park is part of the wider XL Businesspark Almelo, which acts as an important Dutch transport hub with excellent connections for transport to and from Europe. This is also the last available large plot at the business park, marking an important milestone in the commercial development of the region.

Panattoni Park Twente measures a total of 55,000m2, has 48 loading docks and c. 400 parking spaces. The warehouse can be divided into 4 individual units, each with its own office. The BREEAM-Excellent building meets the highest sustainability requirements, is natural gas-free and uses around 4000 solar panels to generate green energy for the future tenant(s). This number can be further expanded based on energy needs. In addition, a lot of attention has been paid to internal air quality and visual and technical comfort for the well-being of the users in the design.

Jeroen Gerritsen, Managing Director Panattoni Netherlands explains: "A single ship can transport up to 80 to 100 containers. This means that any container transported by water does not put an additional burden on our roads. This results in significantly reduced CO2 emissions and less congestion on Dutch motorways."

With a BREEAM Excellent certificate, Panattoni Park Twente is more than just energy-neutral. In this way, the multifunctional logistics building also contributes to the well-being of the building's users with various measures. A lot of attention has been paid to internal air quality and visual and technical comfort. In addition, the building is equipped with air conditioning and showers, and an adjacent landscaped green area.

Jeroen Gerritsen: "The guidelines in the Building Decree, for example, state that you must ventilate 23.2m3 (per hour, per person). At Panattoni Park Twente we go for 60m3 (per hour, per person). That's a really significant difference."

Jan Geerdink, director of XL Businesspark: "In the realisation of the XL Businesspark, cooperation was sought with Landschap Overijssel to set up 12 hectares as nature. Where there used to be agricultural land, a very varied area has now emerged. A beautiful, green buffer between the business park and the residential area in the south. In addition, this area provides a unique and pleasant working environment for employees of the established companies."
