From the beginning of spring 2017, Zalando SE will be the sole tenant of the office space of the new M_Eins project that is being realised in the Friedrichshain-Kreuzberg district, Berlin — near the Mercedes-Benz Arena — as a joint venture between LBBW Immobilien and OVG Real Estate.
“We are pleased to have reached an agreement with Zalando, Europe’s largest online fashion platform, even before the start of construction,” said Frank Berlepp, managing director of the LBBW Immobilien Group. Martin Rodeck, managing director of OVG Real Estate, added: “We developed M_Eins as a multi-tenant building. Zalando will now enjoy a very flexible building concept that can be adapted to the company’s future development.”
Colliers International Berlin and Freshfields Bruckhaus Deringer advised the tenant in the leasing negotiations. CMS Hasche Sigle advised the lessor.
Project partners OVG Real Estate and LBBW Immobilien filed the building application for the M_Eins office building in January 2015. The building permit has now been issued and construction will begin in the autumn of 2015.
By the beginning of 2017, the construction of a seven-storey office building with some 13,000 m² of office space will have been completed. The building will be situated in the centre of one of Berlin’s largest inner-city development areas. The planning calls for a flexible space design for highly efficient workplace concepts, with separate or open-plan office space.
Usage and operating costs will be kept low by means of energy-optimised construction engineering.
