Ofi Invest Real Estate makes first student housing bet with 272-unit Lille forward funding

Villeneuve-d'Ascq, France: One of France's biggest asset managers has just entered a market it had never touched before. Ofi Invest Real Estate, the property arm of Ofi Invest, has bought a purpose-built student accommodation (PBSA) asset in the Lille metropolitan area on behalf of one of its mandates. The seller is Aventim, the deal is a forward-funding transaction, and the building will be run by capetudes. Financial terms were not disclosed.

The scheme has 272 units and sits right next to one of the main university and research hubs of the Lille European Metropole, with excellent public transport links. The lease has a firm term of more than eleven years, giving the investor long-term income visibility. According to Ofi Invest Real Estate, the deal grew out of close collaboration with capetudes, aimed at finding assets able to meet strong demand for student rooms.

Gregoire Bailly-Salins, Deputy Chief Executive Officer, Head of Investments and European Business Development at Ofi Invest Real Estate, said: "We are delighted with the acquisition of this PBSA asset in Villeneuve-d’Ascq, which marks our first investment in this asset class. This transaction reflects our strong conviction in the fundamentals of student housing, a sector supported by favourable market dynamics, notably by the structural undersupply, further exacerbated by the wider housing crisis. This acquisition is fully aligned with Ofi Invest Real Estate's strategy of increasing its exposure to managed residential assets with attractive fundamentals, and demonstrates our ability to source and structure off-market opportunities alongside specialist partners."

The question the announcement leaves open is the one investors will ask first: at what price? With no yield, rent level or indexation terms published, the market cannot yet tell whether a first-time buyer paid a premium for entry or secured an early-mover discount. The structure is worth watching too. Pairing a forward-funding purchase with the future operator from day one is a template developers can copy, and it hands institutions a way into a still thinly institutionalised French PBSA sector without bidding in crowded auctions. The flip side is dependence on a single operator's covenant over a lease of more than eleven years.

Ofi Invest Real Estate manages €10.1bn in gross assets and more than 200 properties across four European countries. Its parent, Ofi Invest, has €223bn in assets under management as of end-June 2026 and ranks as France's fourth-largest asset manager, according to the IPE 2026 Top 500 Asset Managers Ranking.
