Newport closes €100m for third pan-European logistics fund amid market headwinds

Newport, part of the Panattoni group, has secured €100m at the first closing of its third pan-European logistics fund, Newport Logistics Fund III. The raise marks one of the largest logistics fundraisers in Europe this year and officially commits the first tranche of a targeted €300m total capital raise.

 

The fund, which launched operations in May 2025, completed its first closing in just seven months, a notably swift timeframe given the current macroeconomic environment characterised by elevated interest rates and subdued real estate investment volumes. The rapid capital deployment demonstrates that institutional appetite for modern, sustainable logistics infrastructure remains robust, particularly when backed by proven track records and pipeline visibility. What sets this fund apart for institutional investors is its immediate deployment capability, with three assets already acquired and five additional projects in advanced acquisition stages, significantly reducing the typical j-curve effect that often concerns limited partners in development-focused vehicles.

 

Newport's first two funds have delivered a combined portfolio valued at €350m across key European logistics markets. Newport Logistics Fund III will continue this trajectory, targeting the development, lease and sale of 10 to 12 Class A logistics facilities across Europe. The fund enters the market with a solid pipeline spanning more than 500,000 m² of planned developments across nine or more European countries, focusing on well-diversified assets ranging from 10,000 m² to over 50,000 m².

 

The fund has already secured positions in three strategic locations. In Germany, the Mainz-Süd project in Erbes-Büdesheim is fully licensed and under construction, benefiting from access to the A63, A61 and A6 motorways between the Rhine-Main and Rhine-Neckar regions. The site sits adjacent to Eli Lilly's new €2.3bn pharmaceutical campus, positioning it ideally for tenants in pharmaceutical, chemical and retail logistics sectors. In the United Kingdom, the fund acquired Milton Keynes, an 8,733 m² Grade A facility in the Golden Triangle featuring nine dock doors, two ground-floor access points, electric vehicle charging stations, and a 12.5-metre clear height. A third asset in France has been secured, with details to be announced shortly. Five additional projects across Italy, Austria and Germany are progressing towards acquisition.

All Newport projects are designed to meet stringent ESG requirements, align with Article 8 of the EU SFDR Regulation, and pursue BREEAM certification or equivalent standards. As part of the Panattoni Group, Newport finances the entire development cycle from land acquisition through to completion and sale, providing investors with a vertically integrated platform across multiple European markets.
