Multi Corporation and M.O.S acquire 13,000m² Dutch office building with residential conversion potential

Multi Corporation, the pan-European platform for integrated real estate management services, has partnered with Haarlem-based development company M.O.S (Mother Of Space) to acquire a 13,000m² office building in Alphen aan den Rijn, the Netherlands. The asset, which is currently anchored by tenant Wolters Kluwer, offers strong existing income and long-term potential for residential redevelopment into approximately 250 units.

The acquisition marks another milestone in Multi’s growing focus on office-to-residential conversions, as it continues to leverage its in-house development and asset repositioning capabilities. The building, which also includes a fully leased secondary block with additional tenants, fits Multi’s strategy of unlocking value from underutilised real estate in core urban locations.

“We now have a number of compelling repositioning schemes across our portfolio, building on Multi’s strong track record for building and developing attractive sites across Europe. Our end-to-end capabilities, from leasing and asset management through to repositioning and development, really set us apart, and means that we can deliver complex schemes in-house from start to finish,” said Elmar Schoonbrood, Co-CEO of Multi Corporation.

Multi’s pipeline now includes six active development and repositioning schemes, totalling over 700 residential units. Notable projects include its site in Grasweg, Amsterdam, where it is finalising a seven-storey office building and constructing ten high-end apartments, with another scheme delivering 81 units set to begin later this year.

With Europe facing a significant housing shortage alongside a surplus of underutilised retail and office space, the trend of converting offices into residential units is gaining momentum. Multi Corporation has responded to this shift by expanding its development capabilities and building an in-house team to manage the full execution process. This positions the company to play a key role in the transformation of urban spaces across the region.
