International Campus invests in Leiden student housing complex (NL)

Niersman Projectontwikkeling has sold new build development LIV in Leiden to International Campus. The complex, which will be managed by IC under the name 'The Fizz Leiden', comprises 394 student apartments and is located at a central location in Leiden (Ypenburgbocht). LIV consists of two sustainable buildings that are connected by a bridge. The construction of the buildings is scheduled for Q1 2022. The expected realisation is Q3 2023.

LIV is a design by Kokon Architectuur & Stedenbouw and offers studios and apartments to the growing group of students in the city of Leiden. The studios vary in size from approximately 24-35m², the apartments vary from 32-48m². In addition to the independent living quarters for the students, the complex offers a lot of space for general facilities, both in the bridge between the two buildings and in the lobby on the ground floor that gives access to a communal green courtyard. The development meets all sustainability requirements, to which much attention has been paid to the design. This is reflected in, among other things, the use of solar panels, a sedum roof, the collection of rainwater, a heat pump, etc.

Wimjan van de Wiel, residential investment adviser at Capital Value, commented: "The realisation of LIV is extremely important for a city like Leiden, which attracts a huge number of students every year because of the good university and various universities of applied sciences. The demand from students for self-sufficient accommodations is extremely high. LIV is a very welcome addition to the existing student housing in Leiden."
