Garbe Industrial Real Estate GmbH has purchased a 420,000m2 plot of land in the Berlin area. A logistics centre with a total area of around 270,000m2 is to be built on the site in Fehrbellin, Brandenburg (Ostprignitz-Ruppin district).
Construction is expected to start in the fourth quarter of 2027 once building rights have been obtained and the site has been developed. The investment volume amounts to €290m.
"We have pulled off a real coup with this property purchase," emphasised Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. "We can create significant potential on the site for large-scale logistics settlements in the Berlin/Brandenburg metropolitan region."
Fehrbellin is located northwest of Berlin, around 20 minutes' drive from the city limits. The property acquired by Garbe Industrial Real Estate is located on the edge of the existing "Landchen Bellin" industrial estate, in direct view of the A 24 motorway, connecting the site to the northwest with Hamburg and to the southeast with the A 10, the Berlin Beltway. The "Fehrbellin" junction can be reached within a few minutes without driving through the town.
A new building complex is planned on the site, consisting of three differently sized properties with a total hall area of 235,000m2.
"In terms of hall space, it will be the largest project ever developed by Garbe Industrial Real Estate in the company's history," said Adrian Zellner, explaining the plans.
There will also be offices and social rooms in each building. The size and layout of the individual buildings will depend, among other things, on the requirements of future users. The Hamburg-based project developer has just started initial talks with potential tenants.
The entire logistics park is scheduled for completion in 2030. For the new building, Garbe Industrial Real Estate is aiming for certification in accordance with the Gold Standard of the German Sustainable Building Council. A large-scale photovoltaic system is planned on the roof to generate renewable energy. The halls will be heated using modern air heat pumps.
Mayor Mathias Perschall commented: "This is the largest construction project in our municipality and will further enhance Fehrbellin as a business location. Following four years of groundwork since I took office, this forward-looking project will make Fehrbellin one of the most important business locations in the region and along the Hamburg − Berlin axis on the A 24. Together with a financially strong partner like Garbe Industrial Real Estate, which brings considerable expertise to the table, the progressive development of our municipality can be a success."
Garbe Industrial Real Estate was advised on legal matters by the law firm REIUS, on tax matters by HLB Stuckmann and on the technical due diligence by the engineering firm Bockermann Fritze. The estate agent BPN Paribas Real Estate also assisted with the purchase of the property.
