Garbe purchased land near Hamburg for logistics centre development (DE)

Garbe Industrial Real Estate GmbH acquired a plot of land measuring around 31,000m2 in Rudenhausen, some 30 kilometres east of Wurzburg. A logistics centre with a total area of around 16,000m2  is to be built on it. Construction is scheduled to start in the second quarter of 2024, with an investment volume of c. €25m.


"The Würzburg area is one of the most important economic regions in southern Germany. We are therefore all the more pleased that we have been able to secure this prime piece of real estate in a central location with excellent transport links. The connection to public transport is also excellent thanks to a bus stop 100 metres away," emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate.

 

The site is located near the A3 motorway, which connects the site to Frankfurt am Main to the west and Nuremberg to the east. The Wiesentheid junction is about one kilometre away and can be reached without passing through the town.



The site acquired by Garbe Industrial Real Estate in the district of Kitzingen is the site of a former garden centre. Before development, the brownfield site will undergo extensive revitalisation. Old foundations and buildings must be demolished. The demolition material will be properly disposed of or recycled, and the soil remediated.

 

The new building, with a total area of around 16,000m2, comprises around 15,000m2 of hall space and warehouse mezzanine, as well as 1,000m2 of office space. The hall will have a clear height of about 13 metres and a height to the lower edge of the truss of about 10 metres. The property is to be equipped with 12 dock revellers and two ground-level sectional doors for loading and unloading trucks. Parking spaces for around 40 cars and five trucks are planned for the outdoor area.

 

Garbe Industrial Real Estate is aiming for Gold Standard certification from the German Sustainable Building Council for the logistics centre. Numerous concrete measures are to contribute to this: to generate renewable energy, for example, the property is being prepared for the installation of a photovoltaic system. Part of the roof will be greened. The building will be heated with the help of air heat pumps. Other features include the installation of an energy-efficient LED lighting system. Nesting boxes for birds and bats will also be installed in the outdoor area.


Garbe Industrial Real Estate plans to implement the project without firm tenant commitments.

 

"We are already in talks with potentially interested parties who require a modern new building space that meets ESG standards in this exceptional location. We assume that the building will be rented out during the construction period," said Adrian Zellner.

 

The property is scheduled for completion in the first quarter of 2025.
