Garbe Industrial Real Estate GmbH is developing a new logistics property with a total area of 19,500m2 in Dissen am Teutoburger Wald, located in the Osnabruck district of Lower Saxony. Now that planning permission has been granted, construction is set to begin shortly, with completion scheduled for the third quarter of 2025.
“We are designing the new building as a multi-user facility, allowing us to lease the space in sections for use by several tenants,” explained Maik Zeranski, a member of the Executive Board of Garbe Industrial Real Estate.
The property will feature approximately 17,200m2 of hall space, 1,700m2 of warehouse space, and around 600m2 allocated for social areas and a New Work office space concept to create a more pleasant workspace.
The new building will be constructed on a 32,000m2 site on Westring in Dissen. This site previously housed an outdated refrigerated logistics facility, which has been completely dismantled. Special care was taken to recycle and repurpose the materials from the dismantled structure for the new building.
Zeranski adds, “The existing property no longer meets today’s energy requirements. We are replacing it with a new logistics facility that will adhere to GEG-40 building standards, significantly upgrading the site.”
As with all its project developments, Garbe Industrial Real Estate will ensure the new building complies with current ESG (Environmental, Social, and Governance) criteria. A particularly resource-saving construction process is planned to minimise the CO2 footprint. Furthermore, the logistics hall in Dissen will exceed the usual sustainability requirements due to Garbe's ecological commitment. This commitment is also reflected in the exterior design, which includes wooden façade elements and a discreet green strip running along the top edge of the building. Air-source heat pumps will be utilised for heating, eliminating the need for fossil fuels. The entire property is also planned to be equipped with a photovoltaic (PV) system, and there will be pre-installed infrastructure for electric vehicle charging stations in the outdoor area, alongside a site-specific greening concept to promote local flora and fauna. Garbe Industrial Real Estate aims for certification under the Gold Standard of the German Sustainable Building Council (DGNB).
The new building will include 17 dock levellers for loading and unloading goods, as well as two ground-level sectional doors. The outdoor area will feature parking spaces for five trucks and 49 cars. This planned logistics property will offer the potential to store a wide range of goods, with a current focus on attracting prospective tenants looking for space to store consumer goods.
“No rental agreement has been signed yet, but initial talks are underway with companies from the region,” said Maik Zeranski. “The regional approach is particularly important to us for project development in Dissen.”
One advantage of the location is its excellent transport links. The property is located on the A 33 motorway between the Osnabruck-Sud and Bielefeld junctions. The motorway provides access to the trunk road network and can be reached in just a few minutes via the Dissen/Bad Rothenfelde and Dissen-Sud slip roads, both of which are only around two kilometres away.
