Castellum has started a new construction of an office property – Citypassagen – of approx. 15,000m² in Örebro. The investment is estimated to €42.8m (SEK 420m). The new building is estimated to be completed by the Q1 2019.
The total annual rental value is estimated to €3.6m (SEK 35). A 15-year leasing contract has been signed with the City of Örebro. This corresponds to 46% of the rental value.
Castellum has also started a new construction of a distribution facility of approx. 6,000m² in Uppsala. The investment is estimated to €10,3m (SEK 101m). The new building is estimated to be completed by March 2018.
The property is located in Östra Fyrislund and a 10-year leasing contract for the entire building has been signed with PostNord to an annual rental value of €800,000 (SEK 7,8m).
Castellum has, after deduction of outstanding commercial papers, unutilized credit facilities of over €410m (SEK 4bn), which will be used for the investments.
