Together with guests from industry and politics Mercedes-Benz Vertrieb Deutschland (MBVD) inaugurated last Thursday, its new headquarters in Berlin's Friedrichshain district. The office complex consists of a seven-storey low-rise building and a 14-storey high-rise building covering a gross floor area of around 28,000 m² (above surface) and, as of now, forms part of the asset portfolio of CA Immo. From mid-July, it will provide a state-of-the-art and flexible work environment to 1200 MBVD employees; the term of the tenancy agreement is 10 years. The total investment volume for CA Immo was approximately €70 million.

A building that stands for transparency, sustainability and functionality
When planning and equipping the new MBVD headquarters, CA Immo as building owner and investor and MBVD as future tenant pursued an approach of close cooperation. The result is a contemporary office building not only meeting highest requirements to the outside, but also fulfilling the needs of employees. Parts of the building are also open to the public – such as a Mercedes-Benz showroom, a cafeteria and a public restaurant on the ground floor. "Our new headquarters reflect openness both to the inside and the outside", says Harald Schuff, chairman of the management board of Mercedes-Benz Vertrieb Deutschland. "Our new office world promotes communication and movement in day-to-day working routines and gives us great flexibility in terms of space. The public areas on the ground floor provide room for contacts with guests, visitors and neighbors, which was of particular concern to us."
Henrik Thomsen, Head of Development and Head of CA Immo Berlin underlined: "Also in this building, we have implemented our above-average quality standards concerning both structural and architectural quality and equipment. Together with MBVD, the architects and further partners we created a building in the past two years that can meet changing needs in terms of space."
Ecologically certified architecture
The building not only stands out by its contemporary architecture, but also meets stringent environmental standards: A roof area of around 1000 m² has been cultivated. Triple glazing ensures perfect insulation and externally mounted sunshading systems prevent room temperatures from increasing excessively. Such measures save around 30 % of the energy required in conventional buildings. Certification according to the German Sustainable Building Council (DGNB) in silver is being sought.
In the facade of the building complex undulating rectangular window surfaces alternate with metal panels. They reflect the environment and make sure that a lot of light enters the three office wings and the high-rise building on Mühlenstraße. "Our selection of materials was inspired by the automotive sector", comment architects Georg Gewers and Henry Pudewill.
Mercedes-Benz Vertrieb Deutschland (MBVD) directs sales and service operations for the brands Mercedes-Benz, smart and Fuso in Germany from its Berlin-based headquarters. With around 1130 Mercedes-Benz, 345 smart and 150 Fuso sales and service centers, MBVD offers customers a dense nation-wide service network.
