British Land secures planning approval for redevelopment of unique West End tower

British Land has received planning approval to transform Euston Tower into a highly sustainable, world-class building at its Regent’s Place campus. Situated in the heart of London’s Knowledge Quarter, the redevelopment will create an exceptional workspace environment while revitalising the public realm.

A Rare West End Redevelopment Opportunity

The 31-storey tower will offer approximately 52,000m² of high-quality office space with 1,800m² floor plates, providing 360-degree views across central London. Designed to foster collaboration and innovation, the scheme includes outdoor terraces, shared amenities, and premium office spaces, catering to businesses seeking connectivity within London’s thriving tech and science ecosystem.

The plans also feature 370m² of restaurant and café space, offering terraces overlooking a revitalised public realm. Additionally, 740m² of enterprise space will be dedicated to supporting local entrepreneurs, start-ups, and inclusive innovation initiatives.

Regent’s Place is positioned within one of Europe’s leading research and innovation hubs, in proximity to globally recognised institutions such as University College London (UCL), UCLH, and The Francis Crick Institute. British Land has already secured leading AI media company Synthesia for 1,860m² at 20 Triton Street and is actively delivering over 28,000m² of next-generation offices and lab space at 1 Triton Square, in collaboration with Royal London Asset Management.
