The municipality of Amsterdam has chosen Ballast Nedam Development's plan to redevelop Amstelstation-Amsteloever plots 3 and 4, also known as the Van der Kunbuurt. In the winning plan, there will be c. 335 homes, a roof garden, a community room, a public parking garage and space for catering and retail.
The design fits in well with the existing high-rise buildings and Amsterdam's architectural tradition. The development will take the place of some of the current homes that will be demolished by the end of 2024. The new complex consists of approximately 335 homes in a mix of medium-priced rental homes and private-sector owner-occupied homes
The new complex to be built is part of the development in the Van der Kun neighbourhood. In addition to this complex, housing corporation Stadgenoot is building 400 social rental homes here.
Onno Dwars, CEO Ballast Nedam Development, said: "With this development between the Amstel bank and the Amstel station, we are giving an enormous boost to this area. Together with Stadgenoot, a district is being developed here where extra space is created for every segment of the housing market. We are proud of the design we are presenting today. High-rise buildings with lots of wood, plenty of space for biodiversity in the city and in the public area, the connection to the existing city and the beautiful public spaces in and around the buildings promise to be leading. We look forward to making this a success together with the municipality of Amsterdam and Stadgenoot!"
The common areas are connected to a semi-public roof garden. The garden will feature edible herbs, plants, and shrubs, as well as natural play facilities. It will be fully accessible and have multiple entrances. There will also be a collective roof garden for the residents, connected by round private terraces.
The plan was designed in collaboration with VMX Architects, Group A / CarbonLab, Felixx Landscape Architects, Heddes Bouw & Ontwikkeling, WSP, W/E Adviseurs, and Linkeroever. The artist's impressions are made by WAX. Construction work is scheduled to start at the end of 2026.
