Arrow Capital Partners secures full letting for 11,890 m² Northamptonshire logistics hub after €2.5m upgrade

Arrow Capital Partners, the cross-border real estate specialist, has achieved full occupancy at its strategically located 11,890 m² warehouse in Weedon, Northamptonshire, signalling strong market confidence in prime logistics assets outside London's premium zones.

Product Care Trading Limited, part of the international Product Care Group appliance wholesale network, has taken the entire facility following completion of a comprehensive €2.5m refurbishment programme. The transformation included removing gas infrastructure, installing modern heating systems, LED lighting, electric vehicle charging stations, and air conditioning, positioning the asset for the evolving demands of modern logistics operations.

 

The property, acquired for Arrow's €2.8bn Strategic Industrial Real Estate (SIRE) joint venture with Cerberus Capital Management, sits at Cavalry Hill with direct access to the A45, A5, M1 and M6 motorway network, placing it within the coveted "golden triangle" of UK logistics, where land values have surged 35% over the past 18 months due to e-commerce driven demand.

 

What makes this deal particularly compelling for investors is the emerging trend of international appliance wholesalers expanding their UK distribution networks ahead of anticipated supply chain reshoring from Asia, creating sustained demand for well-connected, modernised facilities in the Midlands corridor.

 

"The completion of this lease so soon after a full refurbishment of the asset highlights the resilience of the local logistics market and robust level of occupier demand for space in the region, due to its central location and excellent transport links," said Cormac Dunne, Head of Real Estate, Europe, at Arrow Capital Partners.
