Allsop raises €32.5m at April residential auction amid continued investor confidence (UK)

Allsop, the UK’s largest property auction house and a leading real estate consultancy, raised over €32.5m (£28m) at its April residential auction, achieving a 76% success rate across 105 lots. The results reflect a resilient demand for income-generating and value-add opportunities in a property market navigating macroeconomic headwinds.

 

The highest-value asset, a freehold HMO in Coventry arranged across 35 ensuite bedrooms (approx. 875m²), sold for over €2.6m (£2.255m), generating €299,000 in annual income with only four units vacant. This performance comes shortly after Allsop’s March auction, which raised €30.2m (£26m), bringing the 2025 year-to-date total to over €162m (£140m).

 

Other standout sales included a semi-detached freehold in Kensington subdivided into four self-contained flats, fetching €2.4m (£2.1m), and a student residence in Leicester comprising 20 units with parking, which saw intense bidding, selling for €2m (£1.74m) after opening at €1.6m (£1.4m). An Acton mixed-use asset featuring retail and flats (approx. 280m²), sold for just over €1m (£905,000) at a gross yield of 7.76%.

 

“During an economic and political climate which seems to be in a prolonged state of unpredictable uncertainty, it is no surprise that some investors are a little more cautious than they have been for a while,” said Richard Adamson, managing partner and residential auctioneer at Allsop. “Despite this, our result shows that there is still strong demand for well-priced income-producing assets and suitable value-add opportunities.”

 

The firm’s next residential auction will be livestreamed on 21st and 22nd May, with investors keen to tap into the perceived stability of the UK property market amid ongoing stock market fluctuations. “The volatility we have witnessed in the stock market recently has seen some investors turning to the safe haven of UK real estate, which is a trend we have seen over the past few years,” added Adamson.
