Allianz Real Estate Germany has acquired the ‘Haus an der Wien’ office building on behalf of Allianz group companies. The investment amounts to approx. €94 mln and was sold by two companies in the SIGNA group.
The Haus an der Wien building is located at Vordere Zollamtsstraße 13 in Vienna, near the historical centre, right next to the train station and the Wien Mite/Landstraße shopping centre. Originally built in 1965, it was completely renovated in 2012 and was then awarded LEED Platinum and an EU Green Building certificate. The building has 14,300 m² office space, spread over 8 floors and is almost entirely let out to renowned companies such as Group M, Der Standard, Österreich Werbung and BNP Paribas.
Vienna’s office market is one of the most stable in Europe due to its geographic location at the crossroads of Eastern and Western. According to Cushman & Wakefield, as of June 2015, Vienna Central has the highest prime office rents in Austria at €25.25/m² per month.
