ZBI Group invests in Dutch resi scheme

ZBI Zentral Boden Immobilien Group is making its first-ever investment in the project development sector in the Netherlands. The new construction project “Green Harbour” in The Hague will feature 68 residential units and 64 underground car parking spaces. The project has a total leasable area of 5,702m² and is scheduled for completion in the first quarter of 2025.

 

The seller of the property is La Maison Haute de NL B.V. and the general contractor is the affiliated company Ridge Green Harbour B.V. The lead team accompanying the transaction was the Austrian project development team. It was agreed that confidentiality would be maintained on the total investment costs. The project development was brokered by PME Group.

 

“The project development in The Hague is our first new residential construction project in the Netherlands.  With ‘Green Harbour’ we are expanding our develop-and-hold strategy to include Austria, and now specifically focusing on the Netherlands. It is planned to install a photovoltaic system on the roof of the new housing project to generate energy for the decentralised heating and air-conditioning systems, comprising heat pumps in combination with geothermal power, meaning the building will be almost self-sufficient in terms of heating and air-conditioning. This modern energy supply system ensures future tenants have access to a secure, sustainable and – in comparison with conventional heating and air-conditioning systems – cheaper source of energy.

 

The property stands out thanks to a wide diversity of floor layouts and the high quality of the interior fit-outs of the rental units. In total four different apartment sizes with two to four rooms, as well as a penthouse, are available.

 

The new residential project “Green Harbour” is being constructed at Tesselsestraat 65–69 in The Hague, Duindorp. The residential area is located in the immediate vicinity of the beach in the popular Scheveningen district, which in recent years has developed into the largest seaside resort in the Netherlands. The long seafront promenade is known for its sun deck, many restaurants and shops. The property is located about four kilometres north-west of the centre of The Hague, which can be reached in just a few minutes by car.
