Urban Partners sells 10-asset Finnish logistics portfolio to Catena for €191m

Copenhagen, Denmark: Urban Partners has agreed the €191m sale of ten Finnish logistics assets to Swedish-listed Catena, a sizeable Nordic logistics transaction. The portfolio covers around 142,300 m², mostly in the Helsinki-Tampere-Turku triangle, and was held through Nordic Strategies Fund V and the open-ended Income+ Fund.

 

Energy performance is central to the pitch. Most of the assets carry EPC A ratings, all hold BREEAM certifications, and the buildings use renewable energy solutions and modern technical systems. "Finland has strong fundamentals as a logistics market, supported by resilient occupier demand and established infrastructure," said Jani Nokkanen, Co-Head of Real Estate and Chief Investment Officer at Urban Partners. "This transaction highlights Urban Partners' ability to execute at scale and deliver attractive outcomes for our investors. As market conditions have stabilised, we have created liquidity by developing a strong-performing portfolio of modern assets in strategic logistics locations. Logistics remains a core investment theme for Urban Partners, and we continue to identify opportunities to expand our presence in Finland."

 

For Catena, the deal deepens a market it has been building in. "This acquisition is a great strategic fit for Catena. It adds modern properties in key logistics locations and brings well-established tenants into our portfolio. Together with our previous Finnish acquisitions, we now have a solid platform in Finland," said Jörgen Eriksson, CEO of Catena. The two companies have transacted before, and Catena's properties were valued at SEK 55.8bn (approximately €5.1bn) at 30 June 2026.

 

What the announcement leaves unsaid is how quickly this portfolio was assembled and broken up. Urban Partners bought around 125,000 m² of Finnish logistics space from DSV in March, and five of the assets now sold to Catena come from that purchase. Three other former DSV assets went to Logian earlier this year. On the headline figures, the Catena price works out at roughly €1,340 per m². With no price disclosed for the DSV deal, the margin cannot be judged, but selling one large portfolio in pieces within months suggests Finnish logistics is attracting several buyers, including Swedish-listed and domestic ones.

 

Founded as Nrep in 2005, Urban Partners manages €25bn in assets across Northern Europe. Having been active in Finnish logistics throughout 2026, it says it is still looking to expand there.
