The company secured a resolution to grant planning permission from the City of London Corporation to completely reimagine the landmark 1 St Martin's Le Grand building, originally constructed in 1895 for the Post Office.
The ambitious retrofit project will deliver 29,728m² of premium office space across 13 storeys, strategically positioned just 300 metres from St Paul's Cathedral, where prime office vacancy has plummeted to a mere 1.5%. With prime City rents currently at €1,105 per m² according to the latest market data, and the development potentially commanding significant rental premiums due to its heritage character and prime location, this transformation represents a compelling value creation opportunity in one of Europe's most supply-constrained office markets.
