Czech developer Sebre and Austrian contractor Strabag have officially signed a contract for the initial phase of Marina Dorćol, a €390m riverside luxury residential and commercial complex that is set to reshape Belgrade’s waterfront skyline.
Phase one includes 263 upscale apartments, 5,000?m² of commercial space, 430 private and 100 public parking spaces across a 35,000?m² built area. Completion is scheduled for Q3 2028, with construction to begin in the coming months following final permits. The complex, part of Belgrade’s broader urban renewal strategy, sits on 41,500?m² of prime land in the historic Dorćol district along the Sava River.
In a statement issued at the Czech Embassy in Belgrade during the signing ceremony, Tomas Klima, Director of Sebre, described the project as “open, modern and deeply rooted in the historical identity of Belgrade.” He added, “As a European company based in Prague, we want to bring the highest standards of green and sustainable construction that exist in the EU to Belgrade.”
Strabag will deliver the shell-and-core building, while Sebre’s in-house team will manage interior fit-outs tailored for high-end buyers. Importantly, the Marina Dorćol project will feature direct public access to the waterfront through a new Marina pool—an element expected to boost the desirability and civic integration of the scheme.
“This complex is not just a new point on the map of Belgrade, but represents a vision of the future – a combination of urban life, innovative architecture and sustainable construction,” said Vojin Zajic, Director at Strabag. “In everything we do, we are guided by a sustainable approach and the responsible use of resources.”
Presales for over 60% of phase one units have already been secured, reflecting strong investor interest in riverfront residential assets with integrated commercial potential. The signing was attended by Czech Ambassador Jan Bondi and Austrian Ambassador Christian Ebner, underscoring the deal's significance for EU-backed urban transformation. “This is one of the largest investments and joint ventures of EU companies in Belgrade,” said Bondi. “We believe this cooperation will open a new chapter in Belgrade’s urban development.”
