Satoia S.A. continues to expand its investment portfolio. The company has acquired from CPD S.A. 100,000m2 of land in Wolbórz, located near the Auchan transhipment centre and adjacent to the S8 expressway, with potential for warehouse development covering an area of approximately 43,000m2.
"We believe in the potential of our business and anticipate that within a year, well-located plots with final building permits will be in high demand. We see a gap in the construction market, while the demand for property rental remains high. Particularly attractive are areas where rental can commence within 6 months of signing the agreement. We see enormous investment opportunities, especially in properties with environmental approvals and construction permits, as in the case of Wolbórz." - said Marcin Tadeusz Ochyra, President of Satoia S.A.
"The year 2023, from the perspective of warehouse developers, is characterized by very deliberate land acquisitions. With the continually rising costs of financing, changing construction costs, and pressure from investors for price reductions in the market for ready-made warehouses, the land market is experiencing cumulative pressure. Currently, the most attractive plots are those that are best located and have building permits, allowing for rapid commencement of construction work. This is precisely the case with the land in Wolbórz." - commented Marcin Purgal, Senior Director, Investment at Avison Young.
Through strategic land acquisitions and the development of existing projects, Satoia S.A. is strengthening its position in the real estate investment market. The company continues to expand and consistently pursue its business goals. It is expanding its team with effective and experienced professionals and is open to cooperation with intermediaries and international real estate agencies.
Avison Young investment team advised in the purchase, while PwC provided legal advisory. Satoia S.A. purchased the plot along with complete documentation prepared by Kwadrat, which will expedite the development process.
