The Ruby Group has announced its expansion into Germany with the development of a new hotel on Berlin’s Kurfürstendamm, marking its first project under the IHG Hotels & Resorts umbrella since joining the global brand in February. The 375-room property will be developed in partnership with Empira Group and will be located in the landmark Ku'damm Eck building.

The new Ruby Hotel will span floors 5 to 11, with public areas on the 3rd floor and a rooftop terrace on the 12th floor, offering panoramic views over Berlin’s premier shopping boulevard. Kurfürstendamm, often likened to the Champs-Élysées, is a key cultural and commercial hub, with major attractions including the Kaiser Wilhelm Memorial Church, Berlin Zoo, and Bikini Berlin. The hotel’s strategic location ensures excellent transport links, with Berlin Brandenburg Airport (BER) just 35 minutes away.

“Berlin has been a key destination on our expansion roadmap, and we are thrilled to finally bring Ruby to the heart of the city,” said Julian Mörs, Senior Director Development, Ruby Group. “Kurfürstendamm is the perfect location for our Lean Luxury approach – rich in history, culture, and vibrant city life.”

This marks the first Ruby project since its acquisition by IHG Hotels & Resorts, integrating it into a global network with access to IHG One Rewards’ 100m+ members. “We have seen widespread positivity and enthusiasm from our owners and investors for what is now the 20th brand in our portfolio,” said Karin Sheppard, Senior VP and Managing Director, Europe, IHG Hotels & Resorts. “This latest signing reinforces the brand’s success in strategic city-centre locations.”

The redevelopment aligns with Ruby’s vision of revitalising underutilised spaces. Empira Group acquired the property a year ago after a failed office conversion attempt, returning it to hospitality use. “Together with The Ruby Group, we are creating a destination that will combine architectural heritage with contemporary hospitality,” said Marcus Bartenstein, CEO, Empira Group. The project is set for completion in Q1 2028.
