Berlin, Germany: A vacant hotel in one of Berlin's best-known districts is about to get a second life. Maslow Capital, the pan-European specialist real estate finance provider, is providing Tikehau Capital and Dunman Capital with a development facility of over €40m for a serviced apartment project in Berlin-Charlottenburg. The financing supports the acquisition and conversion of the hotel into c. 250 serviced apartments.
Delivered by Maslow Capital's local German team, the deal backs the repositioning of an existing property in central Berlin and gives the sponsors reliable funding for the full business plan. The conversion of the hotel at Wielandstrasse 8 will increase its gross floor area from approximately 3,800 m² to approximately 7,300 m², almost doubling the space. Communal areas including a bar, kitchen, breakfast area and fitness area are planned for the ground floor and basement. The location is within walking distance of Savignyplatz and Kurfuerstendamm.
"This transaction brings together several factors that are decisive for us when financing a project: experienced and well-capitalised sponsors, a compelling use concept and an established location. At the same time, the project shows how important it is to have financing partners that can move at pace to provide certainty of structuring and execution, even for more complex development and repositioning strategies. We see strong demand in Germany for flexible financing solutions. With our ability to provide partners with tailored capital exactly where it is needed, we are well positioned to meet that demand," said Leo Bechet, director and head of origination at Maslow Capital Germany.
For investors and developers, the details left out of the announcement are the ones that matter most. The exact loan size, pricing, loan-to-cost ratio, tenor and expected completion date are not disclosed, so it is hard to judge how aggressively the project has been financed. The announcement also does not say how the apartments will be operated, whether under a brand, a management agreement or a lease, or what rents the scheme needs to achieve. That matters in a market where hotel-to-residential conversions are gaining ground and operator demand will decide whether the extra 3,500 m² of floor area translates into value.
Maslow Capital is also building out its German platform. The firm significantly expanded its German team in the summer of 2026 with two senior origination hires, Bechet and Marc Dahmen, director, origination. These were complemented by further appointments in deal management, strengthening its ability to structure and execute financings for German project partners directly on the ground.
The build-out adds to Maslow Capital's established pan-European footprint. Founded in 2009, the firm operates across eight European markets and has financed projects with a combined value of c. €13.9bn across c. 730 transactions. Its German facilities range from €20m to €200m, and it is part of Arrow Global.
